What objects will the Vitebsk Regional Property Fund put up for auction
Since the beginning of the year, the Vitebsk Regional Property Fund has sold over 120 real estate objects at auctions for almost 6 billion rubles, including about 90 buildings and structures at tenders with a starting price of one base value. By the end of the year, a number of interesting real estate offers in picturesque locations of the Vitebsk region are prepared for potential investors.
Following the results of one of the latest auctions, a new sports facility may appear in Senno. On August 8, the former dispatch office building and a capital structure (so-called warm parking) with a total area of over 800 sq. m, located in the district center, were put up for auction as a single lot. The lot, re-offered with a 50% reduction in the initial sale price, attracted one participant. As a result, the auction was declared void, and the sole bidder agreed to purchase the property for a sum exceeding 340 million rubles, i.e., at a price 5% higher than the initial one. In a conversation with an NS correspondent, the new owner noted that he plans to use the material assets for the development of his own business (freight transportation). In the future, it is planned to organize a sports base here, in particular, it may concern team sports.
Within two months until the end of the year, the Vitebsk Regional Property Fund plans a large sale of former sanatoriums, recreation centers, and health camps. All objects put up for auction have developed infrastructure and are located on the banks of water bodies, which adds to their investment attractiveness.
The most expensive lot is the complex of facilities of the former military town in the Polotsk district, located on the shore of Lake Ukleino, 7 km south of the village of Dretun. The starting price of the lot, consisting of almost a dozen buildings and structures, is set at almost 10.8 billion rubles. It includes two two-story buildings of the former training center and specialized cultural and educational purpose, a kitchen-canteen building, a bathhouse, and two former barracks. The facilities are located on a land plot of 11.1 hectares, which is leased for 50 years.
At the end of November, two lots are prepared for potential investors at once – the property of the former recreation camp "Sokol" in the Vitebsk district (starting price about 1.3 billion rubles) and the buildings (structures) of the sanatorium-preventorium "Lesnoye" (Rossonsky district) with a starting price of over 8 billion rubles. The "Sokol" camp, located on the bank of the Western Dvina River, includes two two-story brick buildings with a total area of almost 1.8 thousand sq. m, a bathhouse building, and utility rooms. The "Lesnoye" sanatorium, which includes a specialized two-story medical and preventive building, a dining room, 12 summer wooden houses, and utility rooms, is located in a pine forest near Lake Yakovskoye.
The complex of buildings and structures of the former recreation camp "Kolos", located on the bank of the Luchesa River in the Vitebsk district, is put up for sale with a starting price of over 1.5 billion rubles. The lot includes seven buildings (administrative and residential buildings, dormitory, and club) with a total area of over 1.6 thousand sq. m.
The most affordable among the health infrastructure facilities is the former children's sanatorium in the village of Zavetnoye, Sennensky district. A two-story medical building and utility rooms with a total area of about 1.2 thousand sq. m in a coniferous forest are sold with a starting price of 11 base units.
