A woman from Novopolotsk bought the former Fyodorovich estate in Sharkovshchina. In total, Vitebskoblimushche put more than 80 properties up for auction at the beginning of the year
Sales started actively this year as well: since the beginning of the year, the volume of funds raised at auctions has increased 17-fold compared to January 2018.
In total, last year 99 unused state property objects were sold for a total amount of almost 3 million rubles. According to Pavel Lukyanov, Head of the State Property Management Department of the Committee, both production facilities and social purpose structures were in demand. Almost a third of the sold buildings are former schools, kindergartens, clubs, and libraries in rural areas.
Buyers were also found for real estate, attempts to sell which had been made over the last two to three years (a barracks building on Budenny Street and a non-residential building on Smolenskaya Square in Vitebsk, a former kindergarten in Vitebsk District, etc.).
Among the trends of 2018 is that investors more actively acquired buildings they liked, which were put up for auction for the first time.
For example, one of these objects in Postavy was bought for 183 thousand rubles at the last auction of last year by a local individual entrepreneur. The lot included a one-story administrative building built in 1954 with a total area of over 330 sq. m and a parking area of about 286 sq. m.
According to the new owner, after major repairs and modernization, he plans to lease the building to retail businesses. Currently, the demand for such real estate in the regions is very high, and there is a shortage of prepared facilities, he added.
Demand for vacant structures suitable for housing has been maintained
Last year, demand for vacant structures suitable for housing was maintained. In total, 6 objects were sold at such auctions (for one basic unit with the condition of reconstruction for housing for individuals).
However, there are frequent cases when bidders, including enterprises and organizations, acquire buildings for reconstruction into residential premises without waiting for maximum discounts on the lots they are interested in.
According to Pavel Lukyanov, communal property was also sold to tenants who have occupied the real estate for more than 3 years and have conscientiously fulfilled their obligations under lease agreements. 17 properties worth almost 1.4 million rubles were sold in this targeted manner, and since 2013, more than 90 properties worth a total of about 7 million rubles have been sold to tenants.
In January-February 2019, more than 80 real estate objects were put up for auction by the Vitebskoblимущество committee, and some have already acquired new owners.
For example, recently, following the auction, the building of the former Fyodorovichi estate in Sharkovshchina, which previously housed the district hospital's therapy department, was sold for one basic unit. The owner of this historical and cultural value of the third category, built in the early 20th century, will be a resident of Novopolotsk.
