Vitebsk builders will erect the "Vitebsk Quarter" in Smolensk
The implementation of the "Belarusian Quarter" project for the construction of a residential complex has begun in Smolensk. The capsule laying ceremony to mark the start of its construction by Belarusian specialists took place on September 27. This was reported to a BELTA correspondent by the press service of the Ministry of Architecture and Construction of Belarus.
The residential complex in the Kiselevka microdistrict of Smolensk will be built by specialists from the Vitebsk House-Building Combine, which recently completed its modernization. The project envisages the construction of 13 ten-story buildings, executed in a unified architectural style, with panoramic glazing of windows and loggias with tinted glass, non-standard color solutions for facades, and interior finishing of entrances. All this will create an individual look for the residential complex, according to the ministry.
The territory adjacent to the houses will be fully landscaped, with playgrounds, sports grounds, recreation areas, and small architectural forms to be located here. Open parking lots are designed near each house. The total number of apartments is 1440, including one-room apartments with an area of 38.6 sq.m and two-room apartments with an area of 62 sq.m. The quarter will be built on an area of 9.65 hectares.
"The residential complex, which will be built in Smolensk, has been given the symbolic name Vitebsk Quarter. The explanations are simple: firstly, Vitebsk is a sister city of Smolensk, and secondly, the housing will be built using new large-panel house-building technologies from materials produced by the Vitebsk House-Building Combine," explained ministry specialists.
The first two houses in this block are scheduled for commissioning in the spring of next year, and by the end of 2014, the construction of the residential complex with a total area of 73.9 thousand sq.m. will be completed. "The production capacities of Vitebsk DSK allow for the construction of such large volumes of housing in a short period. According to the signed contracts, a significant part of the products manufactured by the enterprise will be sent to Smolensk, Russia. This means that the export offer of Belarusian builders has proven to be timely and profitable. The estimated cost of the project is $70 million," the agency's press service reported.
This is not the first experience for Vitebsk DSK working in Smolensk: at the beginning of this year, specialists from the combine commissioned two ten-story buildings (one with 81 apartments, the other with 144) built from Vitebsk panels in the Korolevka microdistrict.
A workshop for the design of large-panel housing construction, as well as for the development of the special project "Belarusian Quarter," was established at RUP "Institute Belgosproekt." This project is a set of drawings and documentation for a universal development complex and is positioned as a kind of export brand for Belarusian builders. "Belarusian Quarter" is a residential complex recognizable by its architectural appearance, unique in its construction technologies, implementation timelines, affordability, and competitiveness. It can be configured and offered to the customer in various options, taking into account all modern Russian standards and requirements.
The special construction project "Belarusian Quarter" was sent for consideration to the regions of Russia bordering Belarus at the beginning of this year. "Smolensk became the first city where the time from the proposal to the start of construction was very short. We saw great interest from the leaders of the region and the city, so all organizational issues were resolved very quickly," noted the Ministry of Architecture and Construction.
The possibility of constructing Belarusian residential areas is being discussed by specialists from the ministry with other regions of Russia. The press service explained that the opportunity to build not individual houses, but large turnkey residential complexes abroad emerged after the large-scale modernization of all the country's house-building plants. Having mastered modern technologies and increased production capacities, house-building plants are now ready to erect buildings of any number of stories, with varying numbers of apartments per floor, and with a wide selection of room counts, their areas, and interior layouts.
