Second life of social facilities: former schools and kindergartens make up a third of the buildings sold by Vitebskoblimushchestvo
Every third of them is a former school, kindergarten, or other social facility, predominantly in rural areas. The real estate is acquired for various purposes: large enterprises for the development of production and social spheres, small businesses for diversifying activities, individuals for housing, and business people for reviving their small homeland.
During this period, 45 state-owned properties were sold for a total amount of almost 1.1 million rubles (compared to over 280 thousand rubles in the same period of 2017). Even with the arrival of summer months, when business traditionally experiences a lull, the auctioneer's hammer continues to actively strike at "Vitebskoblimushchestvo."
At the auction on June 19, OJSC "Gluboksky Feed Mill" acquired the kindergarten and boiler house buildings in the village of Shunevichi, a couple of kilometers from the district center, for almost 13.3 thousand rubles. The victory was hard-won after 49 bidding steps.
As explained by the enterprise's director, Alexander Leichenok, the real estate is planned to be reconstructed and modernized into housing for employees of the integration structure, and the boiler house will be used for its intended purpose. Previously, the joint-stock company acquired the former school located here for similar purposes.
The building of the former school in the Orsha region will allow a private enterprise to double its pharmaceutical production capacity
The involvement of the unused building of the former school in the village of Pishchalovo, Orsha district, into circulation will allow LLC "Kalina" to double its production capacity for pharmaceutical products and develop the social infrastructure of the settlement.
The enterprise acquired real estate at auction from "Vitebskoblimushchestvo" for 25.2 thousand rubles. The two-story school building has three wings; the company intends to modernize two of them for production activities, while the part housing the sports hall, assembly hall, and canteen will retain its functional purpose and serve local residents, explained the company's head, Vladimir Murashko.
LLC "Kalina" is engaged in the cultivation of medicinal plants and the production of medicinal products, herbal remedies, and crop products. By utilizing the former educational premises, the enterprise expects to expand its production site for processing its own raw materials and manufacturing finished products. This will enable the company to increase its export capabilities and create approximately ten additional jobs.
The main goal of the entrepreneurial initiative is to preserve the attractiveness of village life
Regarding the social aspect of the project, the main goal of the entrepreneurial initiative is to preserve the attractiveness of village life, which is Vladimir Murashko's hometown and where the enterprise he heads is based.
– My father worked here for almost 36 years, headed the local collective farm, which, by the way, built the school at the time. So, after its closure in 2017, I felt a desire to do something to preserve the building, – said the entrepreneur.
In addition to modernizing the former school premises, it is planned to update the infrastructure for a healthy lifestyle based on the former school stadium with a football field and sports ground.
Today, both pensioners and young people live in the village, so there is a need for organizing various events (weddings, birthdays) that can be held in the renovated canteen and school assembly hall. The sports facilities will also be in demand.
Vitebsk properties are also in demand
At the beginning of the week, two pre-revolutionary buildings near the railway station and Polotsk market in the area of the "Polotsk" overpass on Michurin Street acquired new owners.
An administrative building with a garage and utilities, covering an area of over 1 thousand sq. m, was sold at the 59th step of the auctioneer, when the price increased 429 times and amounted to more than 42 thousand rubles. The winner was Vitebsk LLC "VelesAgroGospodar", which specializes in the repair and computer diagnostics of agricultural machinery and equipment.
According to the company's representative, the real estate is planned to be used for the expansion of production activities, which will allow for the creation of up to 15 additional jobs.
Adjacent workshops with an area of almost 215 sq. m were acquired by an individual entrepreneur for approximately 6 thousand rubles. He rents part of the building on this site for furniture production.
By acquiring the property, the businessman expects to minimize rental-related risks and expand the range of furniture models, including mastering their production from solid wood, as well as implementing metalworking operations.
In total, more than 240 buildings are planned to be put up for auction in 2018.
