The motor-rail transport box building at Orsha-Zapadnaya station was sold for 1.7 thousand times more
The capital construction, built in 1935, is located at the Orsha-Zapadnaya station site and has not been used since January 2020. Four participants showed interest in the real estate, put up for sale for one base value (Br29), and the winner was determined at the 55th step of the auctioneer. The new owner of the railway infrastructure facility is a local private company. According to its representative, the box with two extensions, with a total area of almost 890 sq.m, is planned to be used for business development in the transport sector.
Also at the auction, the flax factory kindergarten building in the Shumilino district, located in the village of Priozernaya near the district center, was sold for one base value. The representative of the new owner explained that the real estate will be modernized for the production of haberdashery. By the end of 2021, it is planned to create up to 20 jobs at this facility, the entrepreneur added. The one-story building with a basement, with a total area of over 1.8 thousand sq.m, is not registered in the Unified State Register of Real Estate, so the owner will have to invest additional funds for these purposes, as well as reimburse the balance holder almost Br2.7 thousand for the costs of preparing the property for sale.
In total, since the beginning of the year, 43 properties have been sold at auctions by the Vitebsk Regional Property Committee for a total amount of over Br1.5 million. In the current season, buyers are mainly interested in real estate sold with an 80% discount or for a base value. The share of such properties in the total number of sales exceeds 90%.
This trend has not yet spread to property in the Orsha district. Since the beginning of the year, 4 buildings have been sold in the district center and its surroundings for a total amount of over Br1.1 million, which is more than 70% of the revenue from the sale of all objects at the auctions of "Vitebskoblimushchestvo" in the current year. In total, 35 objects are planned for sale at auctions in the Orsha district in 2021, of which 27 capital structures have not yet been put up for auction.
